What is EJARI?
EJARI is a government-run program to regulate all rental contracts in Dubai.
EJARI is required if you are renting a physical office but is also needed if you wish to obtain or renew your mainland license.
What is sustainability?
Earlier, businesses were required to have a minimum area of 200 square feet to obtain or renew a trade license.
Sustainability Contract or Sustainability Contract which is also known globally
as Flexi-Work or Co-working Office Lease is a relief for novice
investors as they are no longer required to spend a lot of money on permanent office space in Dubai.
It is possible to obtain 3 work visas for one work office.
The Real Estate Regulatory Authority has announced that from March 14, 2010,
all lease/lease contracts for properties in Dubai must be registered through the new online EJARI portal.
The EJARI Electronic Registration Web Service is designed to meet
the requirements of the law and RERA’s vision and mission to create a robust regulatory
the regime for the rental market and protect the rights of all stakeholders.
The advanced online registration system provides full protection of their rights to all parties with the rental agreement.
Ensures that these rights are recognized, supported, and enforced by all government agencies.
It establishes complete transparency between landlord and tenant,
fully integrates lease contracts into the legal framework,
and opens up the possibility of being able to smoothly review these contracts in the event of disputes.
How does it work?
Registering through Ejari is a simple process that requires little technical
knowledge and only basic details of agreements are entered.
This includes information such as property details, the name of the leasing company, and the terms of the agreement.
Once the agreement is entered into the system and registered,
it is assigned a unique barcode that serves as a reference to it throughout the term of the contract.
RERA will maintain its record of the agreement and update changes to the record as they occur.
Is enrollment in an Ejari program in Dubai mandatory?
Yes, it is. You must enroll in the EJARI program whenever you rent in Dubai.
What is the purpose of my rental and why is it important?
This system is intended to ensure that all private lease agreements are drafted in structural
and legally binding documents in a government-approved format.
EJARI software is important because it protects and organizes all your information and maintains these records
with the Dubai Electricity and Water Authority (DEWA) and the Real Estate Regulatory Agency (RERA).
After registration, you will receive an EJARI Certificate to enjoy other Emirates services.
In addition, another beneficial aspect of the Ejari certificate is that it guarantees you the right to go to court whenever
you have a problem with the owner so that the court can hear your case.
Therefore, if you are not enrolled in the rental program, the court will automatically dismiss your case.
